Most pool problems have the same root cause
Here's something we've learned after three decades of fixing pools: black spot, rough pebblecrete, peeling gelcoat and chronic stains are often the symptoms, not the disease. The disease is a surface that has reached the end of its life.
The original coating, render or gelcoat eventually breaks down. When it does, it gets porous, then rough, then a good home for algae. Chemicals still work for a while, but they're fighting a losing battle against a surface that's actively harbouring the problem.
This is why we kept getting callbacks when we offered pool painting — we were covering up the symptom for $8,000 and the underlying surface kept failing. These days we only offer full resurfacing, and the defect rate dropped to near zero.
